Why I Built This Site

After two decades placing commercial insurance for property owners across the country — from California to Florida, Texas to New York — one pattern stood out: most landlords are making expensive coverage decisions with almost no reliable information. They rely on whatever their lender requires, whatever their current agent recommends, or whatever they've always done.

Meanwhile, the California insurance market has changed dramatically. Rates are up 40–80% at renewal for many multifamily owners. Carriers have pulled back from entire zip codes. Standard policies are routinely missing coverage for habitability, building ordinance, wrongful eviction, and other risks that used to be assumed.

Property owners deserve to understand what they're buying. This site exists to give them the same knowledge that agents use every day — in plain English, for free.

Areas of Specialization

Multifamily & Apartment Buildings

10-unit to 100+ unit properties. Garden-style multifamily, value-add acquisitions, and stabilized assets. Deep knowledge of habitational underwriting requirements.

Commercial Real Estate

Mixed-use, retail strips, office, and owner-occupied commercial. Expertise in schedule policies for owners with multiple properties.

California Hard Market

Navigating the post-2017 wildfire market — admitted carriers, E&S placement, FAIR Plan + DIC combinations, and alternative markets for difficult-to-place risks.

Coverage Gap Analysis

Identifying what standard policies miss — building ordinance, coinsurance penalties, habitability sublimits, assault & battery exclusions, and wrongful eviction gaps.

How Articles on This Site Are Written

Every article published on PropertyOwnerCoverage.com is written from the perspective of a working commercial insurance specialist — not a generalist content writer. Topics are selected based on the questions real California property owners ask most frequently: habitability coverage, rate increases, building ordinance exposure, lender requirements, coinsurance penalties, and carrier appetite changes.

Content is reviewed for accuracy against current California Department of Insurance guidelines, standard ISO policy forms, and real-world market conditions. Where carrier names, coverage amounts, or underwriting guidelines are mentioned, they reflect actual market knowledge — not generic information.

This site does not accept sponsored content, paid placements, or carrier advertising. The goal is honest, useful information for property owners — the same information I'd share with a client sitting across the desk.
